[Yaesu] FT-1000D

I'm selling a Yaesu FT-1000D for a Silent Key's estate. Upon checking it
out, it appears that the APF switch isn't working. It doesn't feel the
same as the other adjacent switches and doesn't turn the indicator light
on. My question is: what would be involved to change this switch - are
parts available - how much disassembly would be required? I don't want
to ship this heavy radio to Yaesu if I can repair it here. 

Another question I have concerns the fan. It comes on intermittently
even during receive, and it's quite noisy with a loud whining sound
(like a turbine engine). Is this normal? Is there any way to lube it
without major disassembly?

An interesting situation occurs when the mic gain is turned fully
clockwise. I can whistle up over 300 watts output, measured on an
accurate wattmeter. I thought this was a 200 watt radio!
