A lot of land down in MS and LA was, and still is, sold with surface 
rights only. Th mineral and sub surface rights are still owned by the 
original land owners.
If a company negotiates with the owner of these rights, they can come on 
your property and explore and extract  at will.
They can drill through the middle of your house if they want to.
Their only obligation is to reimburse you for the damage to your 
property. You get no payment for the extracted material.
These laws were passed by corrupt politicians many years ago and never 
have been reversed. Check out Judge
