Andy,
Have your friends call their their lawyer and find a real estate agent
who can arrange a short sale. (A short sale is when you sell the house
and the bank takes a loss. You have to prove hardship and the lender
has to approve the sale but I don't know one single agent in my office
who hasn't done one recently. And some agents do nothing else.) People
are often reluctant at first because they are not familiar with them
but they are very common in the real estate world. Even if your
friends believe it's too late it may not be. Someone who does these
all the time will know how to navigate bank bureaucracy. I've seen a
lot of people come out of crisis more or less broke, but very happy
that their credit isn't demolished.
I've only read the first paragraph of this but it expands upon what I
