Andy,  It is getting expensive here in the Brasstown, NC area.  Land prices 
have gone up about 3 X in the last 7 years.  Still lots of places for sale 
and I expect things to come down some.  Lot of development going on for 
retiring baby boomers.  What is really hard to find is the 3 to 5 acre place 
for the horsey set.  Taxes, still not too bad, but I worry about 
revaluations, we will see, may have to put my timber land into an 
conservation trust as I do not plan on developing it.

As to insurance, I have State Farm and it is a 1/2 of your number, my drive 
is 1/2 mile, and I am 3 miles from the fire station.  Look around, if I 
didn't have the car and truck with SF, I would take a hard look at Farm 
Bureau -- almost everyone they insure is on well water and a long way from 
the fire station.
