Check into renting a small industrial shop building, where you don't have to 
worry about choking out other folks.  Or, combine forces (and income) with 
other smiths in the area, jointly rent a facility...also can go in for larger 
orders of steel and fuel, possibly work out an agreement to share equipment, 
etc.
