I have a commercial policy from a local agency - a guy I went to school with
owns half of it.  I took photos of everything in the shop, from hand tools
to machinery, put them on a cd, and they are on file at my agents.  I also
made a list of all the stuff, and what it was worth (replacement cost)  Thus
$1200 for my PW 304 lb anvil, vs. the $375 I paid for it.
