Real.  I've confirmed that it's connected to a real COM1 and that the 
port is working (with a spare modem I had sitting around).

I've tried both types of cable!

Oh yes.

PSU is putting out just under 15v DC (offload).  I do hope I've got 
the right PSU - neg earth - pos to centre pin
