Have your barrister draw up the papers with the infamous promise not  to sue 
clause and have the buyer sign it before transferring ownership.  Of course, 
you realize that these documents will not hold water in court, but it is enough 
to make the buyer think what he/she might be getting into if they make the 
purchase.
