[Icom] Opinions re: HF Verticals?

I'm looking to add a vertical antenna for HF use.  I
currently have a 135-ft wire doublet elevated about 35 ft on
a mast attached to the corner of our house.  I'm going to
move it to the back of our 3/4 acre lot and try to get it as
high as possible in the 80-100 ft pine trees there.  To keep
kids safe from a hot antenna and minimize the impact of the
vertical on neighbors, I'm thinking of putting the vertical
on the rear corner of the house where the mast that supports
the center of the dipole is now after I move the dipole. 
I'm thinking of either a Gap Titan or a Butternut HF9V or
HF6V.  The Butternuts seem to do better on the ground with a
large set of radials, but I don't want to have to fence off
part of the back yard around a vertical.  I'd be really
interested in any user comments on these.  I've read
everything on eHam and everywhere else I could find on the
net, and I've read much of the ARRL antenna book.  Any
thoughts are welcome!
