Just a suggestion.  Here in SE Michigan, the local utility electric company will contact the building owner and offer to do a free usage audit.They want CFL bulbs gone and will replace existing ones with LED bulbs.  There is even proof that some CFL bulbs could cause a fire.                                                      They even do the LED replacement.  In addition, other energy savingsprocedures will be performed,,  again no cost.  Average cost on utility bill over one year 10-25 %.  Good luck, Rich K8UV
