[Yaesu] FT-727R help

I have an FT-727R handlheld whos keypad rubber has lost much of its
conductivity, so it no longer completes a good amount of the circuit board
connections on the inside.  I have tried cleaning it with various solutions
and even tried rubbing some pencil lead on the bumps with very limited
success....

Any help would be appreciated.....thanks!
