I had similar thoughts myself Mike. When scrap steel was really cheap as were certain otherwise undevelopable tideland front properties in Puget sound, i was really tempted!
In retrospect i might have been better off doing that than exhausting my resources and health, fighting to get the building permits here in the coastal CA Scenic zone.

So, um, for a guy who has packed his gear up the holler, crossed over
the crick and put down roots on a patch of dirt, Where Would You Like
To Go Today at 50 knots?

The boat^H^H^H^H ship that appealed to me was advertized for sale a
couple of decades or so ago. It was a naval fleet maintainance
vessel. Had its own on-board heavy duty machine shop, forge shop,
plate shop and foundry with related gantries, cranes etc. as well as
service facilities for all the small stuff like electronics and nav
gear.

Jeez, I could run that into Long Cove or Little Harbour at top speed.
It would breast the breakwater and settle to the bottom of the cove.
I'd have the biggest, bestest shop east of Montreal and, yew know, I
doubt a hurry cane would have much effect on such a vessel aground and
half sunk in mud in the cove.

Can you imagine trying to set up a forge in a submarine? Huh.
