A potential problem here could be latent conflicts in law. If an
obsecure law conflicts with the stipulations of your lease agreement you
could find yourself behind the 8-ball. NJ, e.g., has a lot of very
weird archaic laws that are still on the books.
At worst you lose the land and at best you may have to foot the bill to
have the courts sort things out, which could take years. If you want to
sell, the title conflict will put that on the back burner until it is
resolved. IMO one does not want to find himself in such a position.
Even when you win you lose.
