Being in the "scenic zone" the only way i was able to get a building
permit for the shop was to convince the coastal comission that the ,
um, "studio" would be indestinguishable from the landscape...

That is the advantage of living in the middle of nowhere Missouri. When I
put up my shop 40x60 No permits, No inspections. The assessor just visits
all the farms each year to see whats new that you have to pay tax on.
When I lived in Conneticut I had a neighbor that tore off an old shed
kitchen and then couldn't get a permit to rebuild it. He found out too late
that he should have gotten a permit to remodel it first. They were very
political, and nobody got variances unless you had friends in town councel.
