'Ron,

Walt Scadden had a good solution, by selling an annual maintenance contract
with the work.  He'd simply schedule a time, once a year, to go by his
outside works to touch up weathered spots.  Only problem was a new owner met
him and his crew with a shotgun one day, asking why they were  tresspassing
on his property.  He recommended phone verification afterwards, IIRC.
