This may sound backwards in the days of  the "teli-commute" , but  ....

A  common  "shared" building with other  blacksmiths  / other artists  will 
have both positive and negative aspects.   If you find a  functional 
group,  people that  WORK regular or long  hours, the time lost in 
the  "commute" might  be repaid many times  with improved "group" work 
ethic.  Most of us are  self starters, but sometimes I  find my "creative 
engine" needs a kick start.  I work a lot better under mild pressure than 
without any.

The negative side is that  if you get an associate in the next space 
that  lacks some motivation, it will ultimately cost you time in 
excess  chitchat or figuring how to motivate him/ her,  or move again.  My 
last experience was to move away from distraction and buy my own space, but 
in retrospect,   the "time-wasting"  associate probably paid for 
himself  in motivational zeal, a rebirth of zeal   when I could get him out 
of my space.
