Gabriel- Where are you going to be working, in Seattle, Lynwood or Everett? Commercial space still goes for about 1$ sq/ft around Seattle (pay to play). You're best bet is to get the heck out as far as you can from the city. If you're going to stay up north, may I suggest possibly Marysville or Smokey Point. Both have lots of light industrial zoned areas that have opened up since Boeing's latest bust. 
Your coal habit may be less an issue up there, as well. 
If you're in the neighborhood, drop me a line and we can take a local shop tour.

Mike is dead on. That's how I ended up with an 8600 SF shop building. 
Some space for me and for other artists, artisans, craftspeople, etc.
