Members of the club viewed the properties and came to a consensus that our
1st choice is the 121st St property with the 50' x 90' building on it. If
we cannot get a conveyance from the Muni then we would go with the Dearmoun
property. I will be doing a staff study on both properties to show the
possible future costs etc.
Hopefully we will have more answers by the next club meeting but expect to
vote.

lot size .70 acre, 30575 sq ft. bldg is 4500 sq ft 50 x 90' with 2
personnel doors and 2 overhead garage doors 12 x 14'
directions Old Seward Hgy to E Klatt Rd, L on Ellen St, R on W 121 Ave. On R
towards the end of the road.
This property has been rezoned and we are checking into conveyance to use it
as a clubhouse
2nd choice

lot size 2.05 acre, 89510 This lot has a mobile home with a stick addition
attached a shed/garage and numerous junk vehicles
directions Seward to Dearmoun E approx. 3/10 of a mile.
The realtor is checking to see if this property would need a conveyance.
Description of each:
121st St; this is a corner lot in a residential neighborhood. The 50 x 90
warehouse building is in excellent shape for being built in 71. The floor
has no cracks. There are 2 personnel doors and two overhead doors (12 x
14'). It has a small office, bathroom and a mezzanine storage area. There
are two rows of storage racks (commercial moveable) in the far end of the
building. There are two 40' connexes located next to the building.
Lighting in the bay area is via two rows of florescent lights, most of which
are burned out. the Heat is provided by 2 large overhead gas convection
heaters. The building is situated on a corner of the lot leaving plenty of
room for parking and future expansion. the lot is level with D-1 base and a
paved entrance to one of the bay doors. There is power, Natural gas, phone
on property. it is on a private water system and septic (the realtor is
checking on the cost to put it on city water and sewer. There is a fire
hydrant on the corner of the lot
3600 Dearmoun rd. this is a 2.02 acre lot with a mobile home with a stick
building attachment on a well and septic system. There is a small
garage/storage shed (Needs to go) along with a shell of a small camp
trailer. there are a few old junk vehicles and other unknown stuff
scattered around the property. There would be some cleanup and excavation
needed before a clubhouse/school could be built. the property has plenty of
potential for building. the land is almost level but has a downhill slope of
about 10' for every 50' for the area of the lot that is cleared the rest is
irregular hilly with trees.
