[Icom] rotary encoder

Hello Group,
I have two old Ic-735s. Both give me excelent service.
However one of them has developed a slight problem.
The rotary encoder unit (used for frequency tuning)
seems to misbehave. It either simply refuses to
respond to frequency change controls or changes in
opposite direction. (freq increases for
counterclockwise or vice versa). Band changes, MHz
changes etc are never possible without using the UP/DN
keys on microphine simultaneously while using the
tuning knob. I tried interchancing the faulty rotary
encoding unit from one 735 into the other, and the
problem got shifted in to the other 735, and this one
was working OK now with the changed unit. So it
apparently seems something is gone wrong with the
rotary encoder unit. Internally, it seems to appear
fine (no bends, dust etc in the stainless steel
optical slot plate)
Any tips to set this right? Also if I have to get a
new one, where can i get it from?
