I want to add one item to that list:

9.  The HR-10 was designed for construction by ordinary not-too-skilled
people -- even, perhaps, complete beginners.  That means there's more than
the usual amount of working room per stage and 'tricky' mechanical work has
been largely avoided.   In addition, practically all assembly is with
machine screws and nuts -- no rivets or spot welds to grind or drill out.

In other words a kit radio is a good foundation for a home brew radio!
