Glen, you may compound his problem, his symptoms may indicate an
application 
of WD-40 a year or so ago, it turns to wax.  Best to use the old faithful
Marvel Mystery Oil, a very good solvent lube and does not degrade with
time.  The next best is a drop or two of MOBIL I, 5-20 grade.
