Terry,
The answer is "all of the above".

On the side that the antenna is in the clear and 25' above ground, you would
have  performance mostly like the books predict.  On the side of the garage,
the pattern would be much harder to anticipate.  The band of operation would
be very important.  A UHF antenna would be marginally affected.  As you come
down in frequency the effects of the steel in the building would be more
pronounced and harder to predict.  There would be perturbations in the
pattern on that side.

Setting the theory and books aside though, if you are not a perfectionist
and only wish to "get out", go ahead and install it.  More than likely it
will work fine for all practical purposes, regardless of the band of
operation.
